The location was pretty good and had convenient access to the highway.

The room had a slightly musty odor even after running the ac for the night.

Location is good: 30 mins driving to Niagara Falls. Also very near to large supermarket and good WiFi.

The Hotel is very old and renovation is desiderable. One has to be flexible and adaptable to accept to stay there. However it's better than it looks like at the first approach: we have always found the room clean. Frankly this hotel is for braves only...

nothing really was a big disappointment actually we left early after checking in and did not stay the evening

cleanliness smell in the room-paper thin wallas we could hear the people in the next room

My husband and I were very pleased with this hotel. We arrived at the hotel at 11:30 A.m knowing that check in was not till 4 but we just need diections so we stopped by. The staff was awesome they offered us our room and we said check in was not till 4 and we were told that is O.k your room is ready. Man we travel alot and have never had that happen. Was very excited. Got our room, unpacked and started our day without having to worry about going back for check-in. Room was older but very clean and comfortable. Amazing staff and very helpful. Location is great. Many stores for blocks and blocks close to hotel. We will definitely stay here again in the future. Only recommandation would be to have lawn chairs to sit outside in the evening. Even if you had to go to the desk to get them to borrow for your stay. That would be great. Thanks to the staff of University Manor Inn you helped make our first trip to Buffalo a very jpoyous one. See you soon.

i stayed one night at university mannor inn, it was awesome place to stay and i would definitly come back again soon,it used to be a 2 star hotel but when you stay in this hotel you will realise dat it offers services like a 5 stars hotel.i am strongly recommending to stay in this hotel

The double bed was big. There was no noise of the streets surrounding the hotel. There is plenty of space to park your car. It is on walking distance to a train station that can take you to downtown Buffalo.

We asked for a non-smoking room, but the room we got was smelling of smoke. It was not possible to open the window to get the smell out of the room. The carpet on the floor was dirty and old.

The beds were very comfortable. Location was great. Near shopping and tourist sites like the Martin House and in a nice neighbourhood. Nice TV on wall.

Bathroom was not as clean as it could have been. Wall was in need of repair. Plumbing is loud and disturbing when people in other rooms next to ours were talking showers.

  • Group of friends

It was quiet and out of the main path.

They didn't replenish the coffee after the first morning and there were no kleenex tissues in the room. Both these items had to be asked for. Someone was yelling outside on the Sunday morning, this was distracting and we missed breakfast.

service desk opens late. We arrived at midnight, I rang the bell 3x because the door was locked for safety. An attendant with his shorts on, came and opened the door.

They served continental breakfast, it would be more appreciated if they served with bacon, eggs or sausages at least. They just had apples, bananas, waffles, bagels, english muffins and bread. Apple juice, orange juice, coffee and tea as beverages. What I liked the most, they allowed us to stay one hour more, instead of checking out at 11, we checked out at 12.

Just a Motel. Good enough for this money.

They have not detergent for sale! I have to go to supermarket for some soap to wash my clothes

Not much... Staff was friendly to me

Room dull, barely clean, brown water came out of taps when first turned on. I would have rather paid a bit more to have nicer, cleaner accommodations.

Good price, clean room, nice stuff!

It was centrally located. It wasn't value for money.

The staff who ckecked us in was very rude and unhelpfull. As we were from New Zealand and new to here. We were very dissappointed with that kind of attitude.

The location was fantastic if you were going to The South Campus of The University of Buffalo.

It needs upgrading. Too many electric appliances plugged in the same outlet(with adapters) It was clean, but seemed from the 70'S. If you were doing an activity at The South campus of University of Buffalo it was an excellent location. The breakfast available was pathetic. Looked like stale bagels..no milk for coffee(just powdered creamer) We looked at it ,took 2 bananas and left. There is a Dunkin Donut store across the street.
